Prepare while access is safe

Locate the property shutoff and ask the building manager about shared-system procedures. Identify accessible unheated spaces containing water lines. Have a qualified plumber assess protection where needed. Do not wait until a leak makes a crawl space or electrical area unsafe to enter.

Understand the actual exposure

A detached garage, exterior faucet and pipe inside a conditioned room have different exposure. Ask about the intended use of shutoffs and compatible insulation for the installation. Avoid generic instructions that could damage an unfamiliar system, and follow equipment guidance for seasonal preparation.

Record a cold-weather loss of flow

Note which fixtures are affected and whether hot, cold or both supplies changed. Check your utility’s notices before assuming a frozen pipe. Do not use a torch or improvised heat source. Call a qualified business to assess the problem and discuss safe isolation if a pipe may have split.

Check for follow-up damage

After an event, watch for visible leakage from a safe position and ask how repaired connections were tested. Discuss protection of nearby lines and any separate moisture assessment. The cause and repair scope depend on the property, not the calendar alone.

If freezing has already affected a pipe, review the frozen and burst pipe assessment before arranging work. For existing moisture, organize the leak observations a plumber can use.
